Sale Methods
Put simply, there are two options to consider when it comes to how to sell your property - market it with a fixed price or without a price (NPM (no price marketing) or auction).
There are pros and cons for both and talking through these with us means you can make a well-informed decision about which is best for you.
A couple of considerations, for example, relate to the type of property you are selling and what the market is doing at the time you want to sell.
If you market with a fixed price, you may limit the number of buyers you expose your property to however if you are wanting to sell quickly and we have buyers very clear about what they want, this may work for you. On the other side of the ledger, if you are flexible on price, locking yourself into a figure may limit the number of people who take a closer look when they see your property.
Selling without a price or price indication can widen the target market and buyer interest. But without a deadline or anticipated sale date, buyer interest may not be maximised in the timeframe that works for you.
Auction is the perfect selling option for some as the transparency and competition between buyers can ensure a good, clean sale. It can also be beneficial for the buyer as they can get a second bite of the cherry when negotiating the price through the transparency of the process. Auction does not suit everyone and these are the sorts of issues we will talk through with you.

Like the petrol in your car marketing is the fuel you need to ensure your sale performs at the highest and best level. Good fuel provides a better performance, just like good marketing helps achieve a good sale.
Some companies say they have a lot of buyers on their books however will still ask for substantial marketing budgets. We believe this is unnecessary as the same marketing platforms are available to sellers at The Property Club, as they are to other companies.

Buyers are far more technologically savvy and “connected” than they used to be and regularly use sites like Trade Me and realestate.co.nz searching in their price range and preferred location before they consider what salesperson or company is selling the property. We use these and other real estate websites / databases as part of every Property Club marketing package.
